New Gurgaon- The Upcoming New Hotspot for Investment

Skyscrapers, a booming infrastructure, rapid urbanization, and economic prosperity are the main features of Gurgaon, also known as Gurugram. It ranks third in terms of banking and finance in the nation and is the second-biggest hub for technology. But the city's real estate market is getting close to saturation. There have been some changes in the market during the past two to three years.
Gurgaon is working to recover from the impacts of demonetisation, GST, and RERA, and demand will pick up soon. Nonetheless, due to its abundance of residential and commercial spaces as well as its excellent connectivity to other parts of the National Capital Region (NCR), New Gurgaon is quickly becoming a hotspot for real estate buyers. Two clusters make up New Gurgaon and are responsible for the New Gurgaon development : Sectors 102–113 and Sectors 76–95 & 95A.
The Public Investment Board (PIB) has approved the Gurgaon Metro extension, according to a statement from the Haryana government. The 28.5-kilometer metro corridor in Gurugram that runs between HUDA City Centre and Cyber City has received approval.
It is expected that the line, which runs between DLF Cyber City and Huda City Center, will have 27 elevated stations in the new Gurgaon development plan. Dwarka Expressway will have a station on the elevated line as well. There will be seamless connectivity between Gurugram and the Indira Gandhi International Airport via this metro route. Compared to last year's earnings of Rs 3.84 crore, Gurgaon Metro has earned Rs 21.6 crore as of October 2022 in the fiscal year 2022–2023.
Why New Gurgaon for Real Estate Investment?
Over the past few years, New Gurgaon has seen notable advancements in its infrastructure, New Gurgaon residential projects and real estate. The location of New Gurgaon is ideal, sandwiched between Manesar, Gurgaon, and Delhi. New Gurgaon is connected to the Dwarka Expressway. By August 2022, the expressway should be operational. It is currently under construction.
The Dwarka-Gurgaon Expressway, National Highway 8, and the Kundli-Manesar-Palwal (KMP) Expressway are all connected to this New Gurgaon neighborhood. The time it took to get between these cities was greatly decreased by these expressways. Once the Delhi-Mumbai and Dwarka-Gurgaon expressways are completed, the trip time between Gurgaon and Jaipur will be cut down from six hours to 120 minutes.
Moreover, The proposed ISBT (Inter State Bus Terminal) is not far from New Gurgaon. A new railway station along the Dwarka expressway is to be established by the Haryana government in Sector-101. The area is well connected to Pataudi road, a booming Gurgaon sector.
A few of the famous schools in the area are MatriKiran High School, Euro International School, Yaduvanshi International School, and DPS Sector 84. Commercial spaces are also available at affordable prices, making it the preference of many SMEs and start-ups. Kherki Daula Toll Plaza will be shifted to Pachgaon once Delhi-Dwarka Expressway is operational. A shallow tunnel is being constructed to link it with the highway for better connectivity. The reason behind this decision is traffic congestion at this toll plaza. All in all, the investment in New Gurgaon is going to be the fruitful decision for all the new investors.
